B P Collins is the key for Attic Self Storage’s growth

Full-service law firm, B P Collins LLP, is helping London-based, Attic Self Storage to remove the legal pitfalls of business operations and secure its future.

Attic Self Storage - the business

Attic Self Storage is an independent self storage operator running warehouses based in Bow, London. Established in 2007 by founder Frederic de Ryckman de Betz, the organisation provides secure storage, 24-hours a day to its domestic and business customers. Its customers range from those looking to de-clutter or move home, to those businesses that require storage for office equipment or premises for training.

Since its founding seven years ago, the company has grown from a one-man-band to a fully operational team including seven full-time employees as well as several cleaners, facilities managers and technicians. The company has also grown its offering since then with the addition of a removals operation, and currently has plans to extend to a second site due to its continued growth.

Trusted law firm

Before starting up the new venture in 2007, Frederic chose to engage full service law firm, B P Collins LLP to help negotiate a long lease on the site in Bow. As a new business, Frederic was keen to partner with a trusted law firm that could support and advise the Company as it grew from a start-up right through to a mature business.

London service

“It’s fair to say that B P Collins LLP provides a London service – in terms of professionalism and quality - but without the London price tag. Although we initially engaged with them to negotiate and prepare our premises lease, we’ve since used most of their in-house services including commercial property, residential property, property litigation, commercial litigation and employment.”

As well as providing general legal advice, B P Collins has handled a number of successful matters for the company.

“We’ve had various incidences over the years where we’ve called on B P Collins’ experience,” says Frederic. “For example, when a supplier was trying to hold us to some unfair contract terms – we believed we’d served notice on our 12 month contract however the supplier was disputing it. Fortunately the commercial litigation team stepped in and achieved a successful result for us. Additionally, we had a sub-tenant who was on a five year lease and wanted to exit prematurely. The tenant wasn’t willing to pay compensation for leaving early, but the property litigation team once again obtained a very successful result for us.”

Attic Self Storage also used B P Collins during the exit of one its staff who had very low attendance at work to ensure they adhered by the Discrimination Disability Act (DDA).

Throughout the company’s growth, B P Collins has remained a trusted and valued partner of Attic Self Storage.

Long-term partnership

Frederic continues, “It feels like a partnership with B P Collins because of the full service nature – they have a variety of specialties and can consistently help us when we require it. We might not speak to them for six months but when we do, it feels like it was yesterday.  I can remember feeling frustrated having worked with other law firms - waiting for answers, not having phone calls and emails returned etc.  but that’s just not the case with B P Collins.
