Accidental landlords 'unaware of legislation'

Nearly half of the country's accidental landlords are unaware of the legislation they need to adhere to when they rent out property, findings from the Deposit Protection Service (DPS) have found. Of those questioned, 48 per cent said they had not checked out their legal obligations beforehand and 20 per cent deemed legislation the most complex part of becoming a landlord.
Commenting on the findings, Kevin Firth, Director of the Deposit Protection Service, said: "The private-rented sector has held up relatively well and becoming a landlord can be a wise decision for many people. However it is vital that new landlords take time and appropriate advice to learn about their statutory obligations."
Falling house prices are said to be behind the surge in people looking to rent out their properties rather than selling them at a loss. Landlords are legally required to ensure the safety of gas and electrical appliances in a property and fire safety.
