With the housing market is moving again, the B P Collins property team offers some advice on how to go about your viewings whilst social distancing measures remain in force.

If you’re buying

  • The Government has recommended that you do a virtual viewing before considering whether to visit a property. This will be useful and will reduce the number of properties that you may want to visit.
  • Ask if there is a video or 3D tour available before asking the vendor for a live tour of the house on FaceTime. This will be a good opportunity to ask about the house in more detail such as, “what’s behind that cupboard door?” or “what’s the view like outside your house?”
  • Research the property as much as you can. Walk past the house, look on Zoopla, drive by at different times of the day to get a real feel for the house and the area.
  • If you feel safe, visit the property you’re interested in, to see if you get a good ‘feel’ for the property and follow the required social distancing guidelines.                                                                                                                          

If you’re selling

  • Virtual tours are understandably becoming more widely available. Practice several times before recording a tour of your home.
  • Perhaps ask a friend, with a good eye for detail, for their opinion before sending your virtual tour to your estate agent.
  • Some agents are choosing to create 3D walkthroughs of properties to sell, which are also becoming hugely popular.                                                                                                                        

Whether buying or selling it is beneficial to talk to your estate agent and appoint your lawyer for the conveyancing early on in the process. This helps identify any additional points to consider at the moment, can help manage timing and enable you to avoid unnecessary delays.
