Nisha Shukla is a partner in the Commercial Property Team, specialising in real estate finance. She advises both lenders and borrowers and has worked on transactions across a number of asset classes including hotels, industrial, offices, retail and residential. Nisha joined B P Collins in 2024 having previously worked as a Legal Director at an international practice in London.
Nisha provides responsive advice on a range of commercial real estate matters having acted for a variety of clients such as developers, financial institutions and property investors in relation to acquisitions, disposals, financing of transactions and asset management.
Experience
- Advising a bank in relation to financing and refinancing transactions with typical loan values between £1 – £2 million secured against portfolios of residential or mixed-use developments subject to leases or let on ASTs.
- Advised a tenant on a commercial lease affected by environmental liabilities and complex vacant possession issues, including occupiers and contamination notices.
- Advising a client on the real estate aspects of the sale of the company.
- Advised a tenant on an Agreement for Lease, Lease and Rent Deposit Deed, negotiating landlord’s works, tenant’s fit-out works, service charge and estate rights and resolving title deficiencies.
- Acted for a charity on the sale of freehold land, ensuring full compliance with Charities Act requirements, including obtaining and implementing a Designated Advisor Report.
- Advised on a £2 million freehold acquisition of a mixed‑use listed property, negotiating a tenant surrender and regrant while managing complex planning and indemnity issues.
Outside the office
When Nisha is not working, she spends time chauffeuring her daughter to swimming galas and netball fixtures. She loves to travel and is an avid reader. At the weekend, she loves to go for long walks accompanied by her 4-year-old Labradoodle, Molly.
